Kemp Co Electric handles the commercial electrical work that is too important for a handyman and too small to need a big contractor. Right-Sized for Small Commercial Work

A lot of small commercial jobs in Kelowna still go to the biggest electrical contractors in town, and the business owner pays for that overhead. A single unit, a storefront, or a studio does not need a big crew. It needs an experienced commercial electrical contractor who shows up, does it right, and keeps the job moving.

Kemp Co works with:

  • Business owners opening, moving, or renovating a space
  • Tenants fitting out a newly leased unit
  • Landlords and property managers turning over units between tenants
  • General contractors who need a reliable electrical sub on smaller commercial builds

We focus on small and mid-size commercial jobs. If your project is a multi-floor new build that needs several electricians on site for weeks, we will tell you that at the first conversation instead of wasting your time.

From a lighting retrofit to a full tenant fit-out, here is the commercial work Kemp Co takes on.

Tenant Improvements

New tenant, new layout. We rework circuits, lighting, and outlets to turn the last business's space into yours, with permits and inspection handled.

LED Lighting Upgrades

Replace old fluorescent fixtures and ballasts with LED lighting that is brighter, cheaper to run, and far less maintenance.

Retail, Studio and Fitness Build-Outs

Storefronts, cafes, Pilates and fitness studios, and golf simulator spaces, wired and lit for how the space is actually used.

Circuits and Power for New Equipment

Dedicated circuits, sub-panels, and panel work for new equipment, kitchens, and workstations.

Commercial Service Calls

Flat-rate service calls for tripping breakers, dead circuits, and lighting failures that are costing you business.

Annual Operating Permits

Make Kemp Co the licensed contractor on your building's yearly electrical operating permit.

EV charging for staff and customer parking, and backup generators to keep you running through an outage.

Commercial Spaces We Work In

Kemp Co has wired and lit commercial spaces across the Okanagan, including:

What Does a Tenant Improvement Electrician Do?

A tenant improvement electrician takes an existing commercial unit and rewires it for the new business moving in. That usually means moving or adding circuits, new lighting, dedicated power for equipment, and outlets where the new layout needs them. Kemp Co reviews your plans or walks the space, quotes the work in writing, pulls the permit, works with your contractor and landlord where needed, and books the inspection, so your electrical is signed off before opening day.

Is It Worth Upgrading From Fluorescent to LED?

For most commercial spaces, yes. Plenty of Kelowna units still run on old fluorescent tubes and ballasts that flicker, hum, and fail one fixture at a time. LED fixtures use less power, last much longer, and give you cleaner, brighter light for staff and customers. Kemp Co is a registered FortisBC Trade Ally, so Kyle can point you toward any FortisBC programs your upgrade may qualify for.

Recent Commercial Work

Recent and current commercial jobs include two Pilates studio build-outs, one of them in Lake Country, and the electrical for a golf simulator.

Annual Electrical Operating Permits for Commercial and Strata Buildings

Some buildings need an electrical operating permit that is renewed every year, instead of a separate permit for every small job. Under Technical Safety BC rules, that includes buildings with a service rated over 250 kVA, supply over 750 volts, fire alarm or emergency systems, or equipment that needs regular maintenance. Larger condos, strata buildings, seniors’ residences, and commercial buildings often fall into this group.

If your building already has an operating permit but the electrician on it is not the one you actually call, Kemp Co can be the licensed contractor named on your permit. That includes an annual inspection of the building’s electrical system, so the electrician who knows your building is the one on the permit.

Not sure if your building needs one? Read Technical Safety BC’s guide to electrical operating permits or ask Kyle.

Kyle was very thorough and did everything possible without disturbing the drywall. Unfortunately, the box was behind the drywall, but he was able to solve the problem with minimal disturbance. Very neat and tidy, punctual, and offered a very fair price. I recommend his company to everyone.
